Testing before we scrape anything

If your ceiling went up before 1980, we test it for asbestos before we do any scraping. That's not a step we skip or shortcut — popcorn texture from that era sometimes has asbestos mixed into the compound, and the only way to know is to test a sample before disturbing it. We use an asbestos test kit on-site so we have an answer before the job moves forward rather than guessing based on the age of the house.

Keeping the dust out of your house

Dry-scraping a popcorn ceiling throws texture dust into the air and onto everything in the room — furniture, floors, vents, all of it. We avoid that by wetting the texture down first with a garden sprayer. A light, even mist softens the compound so it scrapes off in damp clumps instead of a fine powder that hangs in the air and settles for days afterward. We're not rushing the scraping — going slow and keeping it wet is what keeps the mess contained to the room we're working in.

Getting from bare ceiling to finished surface

Once the texture is off, we skim the ceiling flat, let it dry, and sand it smooth before priming. If you'd rather have some texture back instead of a flat finish, we can re-texture to whatever you're used to seeing rather than leaving it stark.

While the ceiling's open, we also check the corners where it meets the wall. Hard winters and dry indoor heat shrink framing over the cold months, and that shrinkage tends to open small gaps right at those joints. If we find any, we skim and prime them along with the rest of the ceiling rather than leaving you with a smooth finish and a cracked seam running along the edge.

We do a full cleanup at the end of the job. The goal is that the only thing you notice afterward is the ceiling itself — smooth, modern, ready for paint — not dust on the baseboards or debris in the corners of the room.

When the drywall underneath isn't salvageable

Sometimes what's under the popcorn texture isn't in good enough shape to skim over — water damage, old repairs, or texture that was troweled on thick enough to have damaged the board underneath when it was applied. When that happens, we replace the sheet rather than try to skim-coat over a surface that's going to telegraph problems through the new finish. That runs $300 to $800 per full sheet of drywall replaced and finished, depending on what we find once the texture's off and how much of the sheet needs to come down.

We won't know for certain until the texture is removed and we can see the board itself, which is why we look closely at the ceiling before quoting a firm number. What's underneath can vary a lot from room to room, even in the same house.
